Another Lender Bites the Dust.

AHM also known as American Home Mortgage has gone under. Two of their biggest investors have pulled their Billion dollar credit lines.  AHM funded 2.5% of the nations loans! We are talking Billions of dollars, however, the subrime market which has cause Fannie Mae and Freddie Mae to re-think their guidelines for mortgage loans, has scared big time investors in the mortgage industry.  AHM was supposed to pay its shareholders a dividen and claimed they did not have the liquid assets to do so.  AHM stock price fell from $36.36 to est. %$10.00 yesterday and today its at $1.32 a share.  AHM had funded $300 Million dollars worth of loans on Monday and was scheduled to fund $450 to $500 Million on Tuesday, this did not happen because the investors pulled the plug on their credit lines.  If you want to read more on this click this link:

Staging Homes to Sell

In today's real estate market any good realtor will tell you the market is a Buyers Market. What does that mean?  Well, the average time a house sits on the market is much higher than it was 2 years ago when mortgage interest rates were at an all time low.  Causing there to be a large inventory of homes on the market, so sellers need to negotiate with the buyer and drop their price if they want to sell within a decent time frame. Today a home can sit on the Market for 45 days up to 180 and then some.  How can you get the edge in your neighborhood if people all over your subdivision are selling at the same time.

How does your house look from outside at the curb.  Do you have beautiful landscaping or a weedy mess.  Is the lawn cut or is it a tall grass nightmare.  Believe it or not I drive by homes everyday that their landscape looks like a jungle and they are selling their house "buy owner" or with real estate agent.  Your house may be beautiful inside, but if you landscape looks like a jungle, trust me when I say people will drive right by without every stepping foot into you home.  Bushes and Trees overgrown and flower beds that have more weeds than flowers, does not attract potential home buyers into your home.  I drive by a house everyday and think to myself what a mess that yard needs to be whacked! and I'm not talking Tony Soprano version of whacking, but more like Bob Villa style of Whacking.  Please trim those bushes and cut off those tree branches.  You might have a beautiful home, but if your trees hide it, who will ever see your house from the curb! Everyone knows what a Guinea Pig is, but I bet you didn't know a Guinea Pig is not actually a pig at all. Nor is this pig from New Guinea, so this so called pig is a rodent from South America.  The Guinea Pig is commonly known as a household pet, it no longer exist in the wild.  Because of its docile nature, the relative ease of caretaking, and its responsiveness to handling and feeding, the guinea pig remains a popular pet choice.

But how did the little rodent get its name the Guinea Pig?  A common misconception is that they were so named because they were sold for the price of a guinea coin; this theory is untenable, because the guinea was first struck in England in 1663.  Guinea pigs were frequently used in scientific contexts in the nineteenth and twentieth centuries, leading to "guinea pig" being a byword for a living subject of experimentation.

Trigger leads from the Credit Bureau's

    Did you know that when you buy a home or even refinance your existing one, your info is being sold. No not by Accurate Finance, you sign a privacy policy with us and the lender I have chosen. However, the credit bureau's get alerted when your credit is pulled by a mortgage broker or lender.  This is called a trigger lead.  What does this mean to you?  When Accurate Finance pulls your credit report like any other mortgage broker, the credit bureau's sell off your information to mortgage brokers or lenders paying for this serivce. So during your refinance with Accurate Finance, someone might call promising you a better deal to get you to jump ship or say they are an affilate of your current lender, that being Accurate Finance, which is by far the truth. They know at this point you are in the process or either buying or selling.  They want to pounce on you because you are a hot lead.  KNow that it cost a lot of money for these leads and their cost will be made up in your loan with points or excessive fees.

    But you can stop this by going to my website www.KarlsHomeLoans.com and click on the PreOptscreen.com link.  Filling out the information on this website will take away the credit bureau's right to notify anyone of your business for 5 years or for life if you mail in a form.  It takes up to 60 days to get removed but it worth it to keep your information not only private, but it lessen you chance of idenity theft as well.  As valued clients of mine I thought you should know how to remedy this issue.
