Many people I meet want to buy a home and stop making rent payments.  However, the number one thing that stops them from buying a home is their credit score.  Whether, it is a missed payment, a collection, and high credit card balances or just plan no credit at all, there is a solution.  I'm a firm believer that people should check their credit 2 times a year.  I check my credit report twice a year to make sure that there is nothing on my reporting on it that is not mine. Trust me when I say this does happen!!!  I have seen it a lot in the 12 years I have been in the Mortgage Industry. Matter of Fact a well known credit card company had an open account on my credit report 4 years ago. It did not have a balance, but I did not have the credit card in my possession, so who had the card??? I went white and felt light headed.  I immediately called the number on the credit report and contacted the company to close it ASAP!!!  It can happen and it does.

If you just decided to buy your first home, then now is the time. We have all heard it called a sellers market, and a buyers market. What does all this mean?  Well in a sellers markert the seller is going to get close to full price, because there is a high demand for real estate and very few homes on the market currently being sold. A buyers market is the opposite, little demand for homes and a vast ocean of homes flooding the market to be sold. So basically if you are buying your first home, now is the time!!! Down payment is required, unless you qualify for an FHA loan this can be paid buy the seller.  Which one client ask me why would the seller give me 3% as a down payment? My reply was because they want to sell their home. If a seller has been on the market for over a year, it is in their best interest to pay closing costs or give a little towards a down payment.  There are very few buyers in the market and its just like fishing, do not let the big one get away just because you put very little bait on the hook.  If your seller will not neogiate the next home seller will.
